  Don't waste your time even looking at River Valley Manor Apartments. The only pro is the rent is cheap, and trust me you get exactly what you pay for. The apartments are old, outdated and the electrical wiring is very scary (fire hazard). You can't plug anything into the sockets because they are old and need to be replaced, and if you do be careful because you might get electrocuted or cause a fire. There are no safety exits in these apartments so if you have children teach them how make it out safe if something were to ever happen. River Valley has a rodent, bed bug , and mold issue that they can't seem to resolve. They are always taking the cheap way out, and think they can put a bandaid over the problem instead of fixing it. Don't be fooled by the balconies because you will never be able to enjoy it with the amount of bugs on your windows, geese droppings everywhere, and holes in the foundation of the windows so be prepared for bug issues and insects flying inside your apartment during the summer. Also, be prepared to freeze your butt off in the winter because the heat only goes up to 75 degrees. The water is really dirty but they tell everyone that we are not on the flint water system. When you visit the clubhouse to inquire about River Valley they make it sound like this is the best place to live in the world until you actually move in and find out that this apartment community is a GHETTO mess. Kelly is rude and doesn't like you to tell her the TRUTH about her, her attitude and these slum apartments that need to be fixed. Rob, the maintenance guy is awesome if he's having a bad day you will never know it because he is always smiling and has such a positive attitude. Jan, the office clerk is such a sweetheart she deserves to be the manager, and do not cross Kelly because she will make your life a living hell. If you want to keep your sanity do not move to River Valley Manor Apartments. Best decision I ever made was moving far away from this dump.
